Donations of Real Estate
Some of our donors are surprised to learn of the advantages of working with The Quiet Hour to donate highly appreciated property. Several options are available, including exchanging the property for lifetime income, donating your home while reserving the right to live in it for the rest of your life, obtaining a tax deduction, or avoiding capital gains taxes in the sale of the property.
Some donors choose to give their home to The Quiet Hour and obtain a handsome tax deduction, while reserving a life estate that allows them to live in the home for the rest of their lives. The size of the tax deduction is related to the age of the donor and also the value of the property being donated. Of course, the life estate holder must pay the maintenance, insurance, and taxes, so these items continue to be the responsibility of the donor until they die or until they release the life estate to the charity.
Donating your home for a large tax deduction may not be the best plan for everyone. This plan may be attractive to persons who are 70 or older, who own their own home, and also have substantial liquid assets available. Depending on your financial situation, your age, and other considerations, it may be an idea worth considering.
